Federal Capital Partners Enter JV W/ Level 2 and Clark Enterprises to Develop $100 Million Highline at Union Market Apartments in Washington, DC

Chevy Chase, MD, January 18, 2017 — Federal Capital Partners® (FCP) has entered into a joint venture with Level 2 Development, LLC and Clark Enterprises, Inc. to develop The Highline, a $100 million apartment community at 320 Florida Avenue, NE in Washington, DC. The community will be comprised of 318 luxury apartment homes including four penthouse units and approximately 10,000 square feet of first floor retail space.

Roadside Submits Plans for 80-Unit Shaw Project

While Roadside Development faces public pressure on its Grimke School redevelopment, it just submitted an 80-unit PUD six blocks away.  Partnering with Dantes Partners, Roadside plans to build a 98-foot-tall, mixed-use building at 1336 8th St NW, Urban Turf reports. The project is named the Residences at City Market, a reference to Roadside’s well-received City Market at O mixed-use development nearby.

Plans Filed For 80-Unit Residences at City Market in Shaw

Roadside Development and Dantes Partners were awarded development rights for the 13,306 square-foot city-owned parcel at 1336 8th Street NW over two years ago. Now, the team behind what will be known as the Residences at City Market has filed a planned-unit development for the site with the Zoning Commission.

Plans call for a LEED Gold-certified, 98 foot-tall building with 80 residential units, 1,240 square feet for the Church of the Immaculate Conception and 6,740 square feet of other uses, including potential space for a restaurant with sidewalk seating. Six of the residential units will be included in townhouses along 8th Street.

Habitat for Humanity of Washington, D.C. breaks ground on 12 new affordable homes with $1.3 Million Contribution from Level 2 Development

Next Tuesday, Oct. 11,  Habitat for Humanity of Washington, D.C. (DC Habitat) and Level 2 Development (Level 2) will be joined by Mayor Muriel Bowser and community members to celebrate the groundbreaking of 12 new affordable homes in Ivy City. The event kicks off the Coalition for Nonprofit Housing and Economic Development’s (CNHED) Community Development Week, a series of events highlighting the ways that Coalition members are creating a District of Columbiawhere all residents can thrive.

Construction of these homes is possible thanks to an innovative collaboration with Level 2 to meet a diverse range of housing needs as part of the public benefits package for the “Highline at Union Market,” a new 317-unit apartment building planned in the Union Market District of Northeast D.C. In addition to providing affordable rental units in the Highline — which is not yet under construction – Level 2 has made a $1.3 million contribution to DC Habitat to create affordable homeownership opportunities for 12 local working families making less than 50% of Area Median Income. The completed homes will feature 3 bedrooms and approximately 1,500 square feet, allowing DC Habitat and Level 2 to serve larger families in need of more space. Level 2 has committed to contributing funds for a 13th unit, which DC Habitat will build within the next 18 months.
